Departmental Responsibilities:

  • Lead, develop and effectively manage a diverse group of employees to ensure a high quality void service is delivered in a cost effective manner; which meets or exceeds KPI’s and corporate improvement targets
  • Promote good quality customer care at all times and ensure all staff meet or exceed agreed service standards. Ensure that all elements of the service meet Peabody’s objectives and exceeds customers’ expectations.
  • Work closely and flexibly with other staff in delivering high quality void service to our external and internal customers through provision of technical advice.
  • To provide a professional overview and advice on all aspects of property and construction issues. 
  • To maintain and improve properties owned or occupied by the group, including pre & post works inspections.
  • To identify future planned and re-investment work to assist in the creation of investment programmes to meet Peabody investment standards and ensure our portfolio meets regulatory and statutory compliance.
  • To provide effective solutions to technical problems and ensure all works carried out meet required technical standards and are in line with contractual obligations and requirements.
  • To disseminate detailed professional reports and instruct based on conclusions and recommendations where appropriate.
  • To be the lead surveyor within the Peabody Voids Team and provide technical assistance and advise to the other members of the team. To deal with external bodies and be main point of operational contact for the team
  • To adhere to all Peabody Competencies and Group/Department policies and procedures.
  • To support the Head of Voids or their nominees through the provision of such services and expertise as may from time to time be required. To undertake any other duties as shall be requested by the Head of Voids or their nominees.

Specific Responsibilities:

  • Visit empty homes properties and produce a schedule of works paying close attention to the ‘lettable standard’
  • Using building pathology, and specialist reports when needed, to ensure all properties are fit for purpose when re-let.
  • Ensure that there is regular and professional communication and liaison with tenants, residents and key stakeholders in relation to works instructed and managed by the empty homes team especially when of a complex nature.
  • Ensure that contractors adhere to health and safety guidelines and handover properties on time.
  • Ensure all properties meet the lettable standard through managing variation orders and post-inspecting properties when required
  • Ensure all new voids are surveyed within first 24hours of referral
  • To target Pre Vacation Inspections ensuring we proactively manage customer expectations within the moving out process
  • To focus on the void WIP ensuring handovers do not result in lost time
  • Ensuring zero defect handovers with relevant certification and documentation
  • Familiarisation visits with new customers (Within 24/48 hours of completion or a time suitable with the customer)
  • Providing feedback (Via PDA) of quality or other issues at handover
  • To manage individual voids from start-to-finish in a professional and efficient manner whilst ensuring that appropriate stakeholders and utilised electronic systems are updated regularly.
  • To run a report from relevant databases, analyse the data and provide a regular report to the head of voids.
  • To identify required technical knowledge development, including: statutory and regulatory changes, manufacturer and supplier advice and information, and developing a reference library of relevant documentation.
  • To support liaison meetings with all repairs contractors and other servicing contractors as 
  • To work with other void surveyors and all members of the empty homes team in regards to quality control management of the service contracts.
  • To identify re-charges and represent the association in court when needed.
  • To manage the Peabody void budget effectively.
  • To be able to manage own workload making sure residents and Peabody staff are kept informed where appropriate.
    To escalate areas of concern to your line manager after taking appropriate action befitting your role
  • To be able to manage a range of software packages and databases, such as Total Mobile, Northgate, Tableau and Business Objects. To use this IT to monitor surveyor performance and productivity.
  • To be commercially aware to be able to forecast spend and so successfully manage within budget.
